The Challenge

A UK commercial property developer managing 12 office buildings across London, Manchester, and Bristol needed to build a smart building management platform. The platform needed to integrate HVAC, access control, energy metering, and desk booking — across buildings with incompatible legacy building management systems (BMS). UK GDPR for building occupancy data (which can be personal data), MEES (Minimum Energy Efficiency Standards) compliance monitoring, and a tenant-facing app for desk booking were the primary requirements. Budget: £150,000.

Our Approach

IoT Architecture: MQTT protocol for sensor-to-cloud telemetry, AWS IoT Core eu-west-2, Kinesis Data Streams for real-time processing, PostgreSQL for structured building data, TimescaleDB for time-series sensor readings (temperature, humidity, occupancy, energy consumption at 1-minute intervals). BMS Integration Layer: Legacy BMS systems use proprietary protocols (BACnet, Modbus, LON). ClickMasters deployed protocol translation gateways (Raspberry Pi 4 edge devices running Node.js BACnet/Modbus bridges) at each building. Edge devices pre-process data locally (aggregation, anomaly detection) before MQTT publish to AWS IoT Core. UK GDPR for Building Occupancy Data: Building occupancy sensors can constitute personal data if they can identify individuals. ClickMasters implemented: aggregated occupancy (count of people per zone — not individual tracking), access control data (individual swipe data with 30-day retention, not linked to occupancy analytics), and desk booking (individual data with right to erasure from booking system independently of building security data). MEES Compliance Dashboard: Minimum Energy Efficiency Standards: EPC rating C by 2027 for commercial lettings. Energy consumption monitoring per building correlated with EPC rating. Automated monthly energy efficiency report for property management team. Predictive alerts for buildings trending toward non-compliance.

The Results

Platform live across all 12 buildings at 20 weeks, £142,000 — under budget. Energy consumption: 14% average reduction across portfolio (automated HVAC optimisation based on occupancy data). MEES: all buildings now tracked against 2027 targets — 3 buildings identified as requiring intervention. Desk booking: 85% adoption by tenants. UK GDPR: DPO reviewed architecture and confirmed compliant. Zero data breaches in 12 months of operation.
