The Challenge
A UK commercial property REIT with 84 office buildings, 4.2M sq ft, and 18,000 occupiers needed a smart building energy management platform — replacing manual meter readings, fragmented building management systems (BMS), and an estimated £8.4M annual energy waste from inefficient HVAC, lighting, and occupancy management. SECR (Streamlined Energy and Carbon Reporting), ESOS (Energy Savings Opportunity Scheme), EPC/MEES (Minimum Energy Efficiency Standards — 2023 regulations requiring EPC E for commercial lets), and UK GDPR for occupier data were mandatory. Budget: £160,000.
Our Approach
Sensor deployment
84 buildings × average 340 sensors per building = 28,560 sensors.
Sensor types
temperature/humidity (HVAC optimisation), CO2 (occupancy proxy), PIR motion (occupancy detection), electricity sub-meters (circuit-level consumption), and water meters (monthly ESG reporting).
BMS integration
Siemens Desigo CC, Honeywell Niagara 4, and Johnson Controls Metasys — each BMS has a different integration API.
MQTT to AWS IoT Core
all sensor data normalised to common schema (building ID, sensor ID, sensor type, value, timestamp) before storage.
AI HVAC Optimisation
HVAC is 40–60% of commercial building energy consumption.
AI optimisation
reinforcement learning model (trained on 18 months historical HVAC control data, weather data, and occupancy data) predicts optimal HVAC setpoint for each zone at 15-minute intervals.
Weather API
Tomorrow.io (hyperlocal weather forecast) — pre-cools before hot weather, pre-heats before cold weather (avoiding reactive heating/cooling which wastes energy).
Occupancy prediction
ML model predicts occupancy for each floor at each 15-minute interval (training data: badge access logs — anonymised, not tracking individuals).
SECR compliance
annual energy and carbon report for large UK companies.
Data pipeline
IoT sub-metering → energy consumption database (kWh by building, by fuel type) → DEFRA grid emission factors → Scope 2 carbon emissions calculated.
ESOS Phase 3
energy audits every 4 years — platform generates ESOS evidence pack (energy consumption by significant energy use, recommended measures, estimated savings).
EPC/MEES monitoring
each building's EPC rating tracked — buildings at EPC F/G flagged for improvement plan (MEES requires EPC E for commercial letting from 2023).
UK commercial property trend
occupiers demand energy transparency (GRESB, BREEAM, and WELL certification require occupier-level energy reporting).
Occupier portal
each occupier sees their energy consumption (electricity, gas) by month vs comparable occupiers (benchmarked per sq ft).
Carbon reporting
occupier-level Scope 3 Category 8 (landlord-supplied utilities) emissions calculated and provided to occupiers for their own SECR/net zero reporting.
Lease alignment
green lease clauses — platform automatically generates occupier energy report for annual rent review supporting evidence.
